1.Preface
24 Apartments with accessory (yard, parking area...) were built on
the property. The project was approved by the building authorities
and the property will be handed over turnkey and clean swept. The
building consists of following floors:
1.1. Ground Floor and Courtyard:
12 accommodation units with terrace sheltered by a balcony, walled
court yard, locking system at the court yard door, connection to
the apartments of the upper floor through exterior stairs in the
court yard. In the courtyard will be constructed 10 parking lots
for cars and a place for short time parking for unloading. Beside
the parking lots in the court yard there will be 4 carports and 16
further parking lots (2 guest parking lots included) available on
the area. One parking lot for each apartment.
1.2. Upper Floor
12 apartments with balcony and stairs to the top floors in the
interior zone (according to plan).
1.3. Top Floor
The Top floors have a roof pitch and partially dormer. All service
pipes and waste disposal lines are built into the flooring, as
preparation, in case anyone wants to construct a second bathroom on
the top floor.
2. Master Builder Work
The Work of the master builder consists of the whole construction
of the bare brickwork, geotextile film, drainage with de-watering
in drainage shafts, indoor plasterworks, flooring super
structuring, floor screed works. The downpipes of the roof
de-watering lead into 4 soakaways. A slit was drawn in the middle
of the building.
2.1 Groundwork and grounding
Gravel and PE-Film, concreted groundwork in the quality of
Austrian strengths category B225. Vertical isolation, protection
against lightning. Exterior wall of the groundwork is protected by
a waterproof membrane. Floor according to point 2.4.
2.2. Walled courtyard and parking lots
The access of the courtyard is possible with radio control and the
door is protected by a light barrier. The parking lots will be
marked with the numbers 1-24, the rest with the description:
"Guests".
The courtyard and the entrances are equipped with motion
detectors. If somebody enters or drives in with the car, the
respective motion detector will be activated (with clock timer).
The parking lot, which belongs to a certain apartment, can be
equipped with a cutoff by the buyer. Necessary appliances are
installed in the ground base (according to plan).
2.3. Ground Floor till Top Floor
Protection against rising damp. Burned hollow bricks (wall
thickness 25 centimeter) thermal insulation composite system on the
exterior wall. The thickness of the whole wall inclusive isolation
and plasterwork is approximately 40 centimeters. The coefficient of
heat transmission is at least 0,3/m2.
The load-bearing walls are masoned with 24 centimeters strong
hollow bricks (clay bricks). The walls of the apartments are
protected against noise with noise control bricks.
2.4. Plasterwork
Interior plaster work: In all rooms lime plaster (strength 1,0-1,5
centimeters), the sanitary areas and wet areas are plastered with
lime cement mortar.
Exterior plaster: thermal insulation composite system with 14
centimeters polystyrene plates with glued reinforcement fabric and
edge protection grating.
2.5 Screed and floor work
From bottom up:
• Reinforced concrete floor, sand / grit equalizing layer
• Impact sound insulation ( 3 centimeters)
• Insulation (at least 3 centimeters with film)
• Cement screed, at least strength of 6 centimeters according to
the ÖNORM (Austrian guideline) inclusive edge trim
• Floor covering ( laminate or tile) according to point 10.
3. Carpenter work
The roof framework is professionally joined. The face of the wood
was twice impregnated. The framework of the roof is made for at
least 1,5 KN/m2 of snow. The isolation of the roof includes at
lease 24 centimeters between the rafters, a vapour trap, 30 minutes
flame proofed.
4. Roofer and tinner work

4.1. Main building
All tinner works are made in zinc plated metal sheets (according
to sampling), inclusive rain drains, downpipes,… The rounded roofs
(over balconies) are made of powder-coated metal sheets ( PREFA
System). The downpipes head into concreted soakaways.
4.2. Wall of the court yard

5. Windows and doors
• All windows are out of plastic. Internal and external
windowsills
• Glazing: Heat transfer coefficient at least 1,1 W/m2 K
6. Interior walls
Non bearing walls: with isolation for noise and heat
7. Staircases
Exterior stairs are made out of wood (oak tree). The interior
stairs between first floor and attic floor are a construction out
of wood and metal.
8. Fireproof doors
Just where instructed by the authorities.
9. Doors
Entrance door is out of plastic with glass window. Intercom with
connection in the apartment
Door of the court yard has an electric sliding gate and is radio
controlled with a hand-held transmitter
10. Flooring
10.1. Laminate (glued)

10.2. Tiles
In the bathroom and the toilet are white floor tiles and on the
walls till the upper edge of the frame (approximately 2 m) . In the
kitchen are also tiles between the upper and lower cupboards
13. Electrical
Installation
There is one splitter in each apartment with ground fault circuit
interrupter. Central satellite TV receiving installation.
All light cables are supplied with lamps. Heating can be switched
on by mobile phone.
14. Heating / Sanitary
14.1. Heating
Electric heating over water wall radiator with room temperature
regulator. Automatic freezing protection in each room. Radiators
are lacquer in white.
14.2. Sanitary
Well of house is equipped with a water filter in the central water
supply installation. Water conduits are made out of synthetic
material.
The electric boiler has a capacity of 80 litters. There is a
connection for a washing machine, a warm and cold water down take
tube and drain pipe reach from the upper floor till the attic floor
pavement upper edge ( future construction is possible), outlets are
covered with laminate floor.
14.3. Furnishing
Bath tub is 170 centimetres long, the shower tub is 90x90
centimetres.
14.4. Sewage Works
The sewage works is up to 100 people
15. Outdoor facility
Asphalt street with passing place. Area flattened and seeded with
gras.
16. Interior fitting
Ready for occupancy with tableware and electrical equipment. Take
